Privacy policy
1. Scope
This policy describes how Janover Capital LLC ("Janover Capital," "we," "us") collects, uses, shares and protects information in connection with multifamilyconstruction.loan (Draw Schedule, the "Site"), which Janover Capital operates. It applies to this Site only; janover.co, other Janover sites and third-party sites linked from here have their own policies. By using the Site, you agree to this policy and to our Terms of use.
2. Information we collect
What you send us. The Site collects information only through the forms listed here:
- The financing inquiry, on the contact page and the construction loan sizer: what you need (HUD 221(d)(4), bank or debt fund, tax credits and bonds, take-out or bridge, or not sure); project name and location, state and units; loan amount needed and timing; optionally: total development cost, where the project stands, projected stabilized NOI and a message; your name, your role, email and optionally phone; hidden fields: the page you sent it from, the campaign tags in the link that brought you (utm) and the referring page, and the consent sentence shown to you.
We also receive anything you write to hello@multifamilyconstruction.loan or tell us by phone. Please send only what a lender would need to look at a commercial property loan; the forms never ask for Social Security numbers, dates of birth, bank account numbers or tax returns.
The calculators and tools.
- The construction loan sizer runs entirely in your browser. The project figures you enter are not sent to us unless you also send the inquiry form. The page asks our server for the latest 30-day SOFR average; that request carries none of your inputs.
Collected automatically. Our host, Cloudflare, processes standard technical data when you load a page (IP address, approximate location derived from it, browser and device type, the page requested and the referring page) to deliver the Site and protect it from abuse. To tell us how a request reached the Site, the page you first land on stores the referring page and any campaign tags in the link (utm values) in your browser's session storage, which clears when you close the tab; they are sent to us only if you send a form.
The Site runs no analytics or advertising tools.
From other sources. If you ask us to look at financing, we may receive information about you or your transaction from public records, commercially available databases, lenders and transaction parties (for example, appraisers or title companies).
3. How we use information
To evaluate, size and arrange financing you ask about; to reply to you about your request and our services, by phone, text and email as described in section 5; to operate, secure and improve the Site; to comply with law and legal process; to enforce our Terms; to detect and prevent fraud and abuse; and to protect the rights, property and safety of Janover Capital, our clients and others. We may use aggregated or de-identified information, which does not identify you, for any lawful purpose.
4. How we share information
We do not sell your personal information, and we do not share it for cross-context behavioral advertising. A request you send through the Site goes to Janover Capital and no one else. We share information only as follows:
- Lenders and transaction parties, at your direction. When you ask us to pursue financing, we share deal and contact information with prospective lenders and the parties needed to evaluate or close it (for example, appraisers, title companies, environmental consultants and counsel).
- Service providers. Cloudflare hosts the Site and the database where form submissions are stored; our email provider delivers your request to our team. They act for us under obligations appropriate to the service.
- Affiliates. Affiliated Janover businesses, for the purposes in this policy.
- Professional advisors. Our lawyers, accountants and insurers, as reasonably needed.
- Legal and safety. When we believe disclosure is required by law, subpoena or legal process, or needed to enforce our agreements or protect anyone's rights, property or safety.
- Business transfers. In a merger, acquisition, financing, reorganization or sale of all or part of our business.
5. Communications and your choices
If you give us contact details, we may contact you by phone, text and email about your request and our services, as described in the Terms of use. Consent to marketing communications is not a condition of any service. Reply STOP to any text to stop texts, use the unsubscribe link in any marketing email, or call (561) 559-4111 or write to hello@multifamilyconstruction.loan to change your preferences. We may still send non-promotional messages about an active request or transaction.
6. Cookies
The Site sets no cookies. The only browser storage it uses is the session storage described in section 2. The Site does not respond to "Do Not Track" signals. Where the law requires it, we honor opt-out preference signals such as Global Privacy Control; as stated above, we do not sell personal information or share it for cross-context behavioral advertising.
7. Data retention
We keep information as long as reasonably needed for the purposes in this policy, including transaction records, legal, tax, accounting and regulatory requirements, disputes and enforcing agreements. Form submissions are stored in our Cloudflare database and deleted when no longer needed for your request or our records. When information is no longer needed, we take reasonable steps to delete or de-identify it.
8. Security
We use commercially reasonable administrative, technical and physical safeguards. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. Please do not send sensitive personal information (such as Social Security numbers or account credentials) through the Site's forms; if a transaction needs sensitive documents, we will arrange a suitable channel.
9. Your privacy rights
Depending on where you live, you may have the right to know or access the personal information we hold about you, to correct it, delete it, get a portable copy or opt out of certain processing. Much of what we handle relates to commercial transactions and may be exempt from some state privacy laws; we honor valid requests as the law requires. To make a request, contact us at hello@multifamilyconstruction.loan or (561) 559-4111 with your name, contact details and what you are asking for. We may need to verify your identity, and we will not discriminate against you for exercising a right. Authorized agents may submit requests with proof of authorization.
10. Children
The Site is a commercial finance site for adults. It is not directed to anyone under 18, and we do not knowingly collect their information. If you believe a minor has sent us information, contact us and we will delete it.
11. Users outside the United States
The Site is operated from and intended for the United States. If you use it from elsewhere, your information will be transferred to, stored and processed in the United States, where privacy laws may differ from yours.
12. Third-party links
The Site links to other websites, including hud.gov, census.gov, federalreserve.gov and govinfo.gov. This policy does not apply to them, and we are not responsible for their privacy practices.
13. Changes to this policy
We may update this policy. The revised version will be posted here with a new effective date. Your continued use of the Site after it is posted means you accept it.
